When do I legally need an EPC?

Before a property is marketed for sale or let. Most homes need a valid EPC at the point of listing, and rental properties must meet minimum energy efficiency standards.

How long does an EPC last?

10 years from the date it’s lodged. If you’ve improved the property since your last one, a new assessment can capture the better rating.

What happens during the assessment?

The assessor visits for around 30, 60 minutes, checking insulation, heating, glazing, and construction. It’s non-invasive, nothing is opened up or damaged.
